Lake Geneva Lakefront Views and Beautiful Fall Colors in October

A Lake Geneva lakefront home sold at Sheriff Sale under half a million dollars is certainly an attention grabbing headline, but is this really true?

Well, yes and no.  Although this headline is basically correct, this is not what typical prices are today for lakefront property, nor is it an accurate indication of where the Lake Geneva lakefront real estate market is today, so as Paul Harvey used to say, here’s “the rest of the story”. 

This was not actually a sale, a local lender was the sole bidder at the Sheriff sale held today. The sale is subject to final approval by the courts, which generally is the final step in the consummation of a foreclosure action.

The property is located on the South Shore of Lake Geneva and has 17.5 feet of actual privately owned lake frontage, but the home itself is set back a considerable distance from the lake and only offers limited views of the lake.  In reality, it looks at the back side of the neighboring homes on either side. Because of a water pipe break, the interior of the home had been taken down to the studs with the entire kitchen removed and only parts of the bathrooms intact. The home sits on a very small lot with substantial limitations for improvements and has a very limited yard and parking area. There is an existing pier but it is small with most likely no opportunity for expansion because of the narrow amount of lake frontage, probably falling into a “grandfather” category, meaning it should be able to continue to be used in the future in its present configuration. So for the right person, willing to invest more into the home to finish off the inside, it certainly has some potential.
