Study Reveals High Quality Water and Helps Williams Bay’s Officials Plan for Future Growth

The recent Geneva Lake Environmental Agency study has been beneficial for Williams Bay’s officials to plan for the future.  The study revealed that Williams Bay had a lower isotope count in their water than some neighboring communities and thus indicated that the water is very high quality.  Another significant finding was that the lake’s recharge area is much larger than the lake’s surface watershed region, making surrounding residents more aware of just how large the area is where water seeps through the soil and goes back into the lake’s groundwater supply.  These findings will have some bearings on future growth in the area.  Officials hope to retain Geneva Lake’s natural beauty which continues to attract homebuyers and visitors to the region.

Lake Geneva WI’s 2009 Budget Approved, tourism revenues keep it within levy limit

November 15th, 2008 Bob Webster Posted in Lake Geneva WI community news, Lake Geneva Wisconsin Real estate No Comments »

Lake Geneva WI’s city council unanimously approved the $7.54 million city budget for next year this past Monday night.  Included in the new budget is a 5.46 percent increase in expenses, which is predicted to cause an estimated $5.53 tax rate per $1,000 of assessed value; this amount is about 25 cents more than this year.  However, the actual tax rate has not been given as officials are still waiting for more valuation information which will be given from the Department of Revenue.

Also, the city will be able to stay within its levy limit without major cuts due to the constantly increasing revenues from pier rentals, Riviera rental, buoy rentals, beach use, and room taxes; these revenues bring in from $1.8 to 2.2 million.

Walworth WI looks to work out Border Agreement

October 28th, 2008 Bob Webster Posted in Growth in Lake Geneva WI, Lake Geneva WI community news, Walworth County WI real estate No Comments »

Walworth Wisconsin is seriously considering working for a border agreement with a neighboring village, as discussed by Plan Commission officials in last week’s meeting.  Town officials are focusing on coming to a border agreement with the village of Walworth, as Wisconsin’s state law allows cities or villages to annex land from neighboring towns at the property owner’s request.  By this agreement, Walworth Wisconsin town officials hope to protect their tax base and keep their borders intact.  Fontana Wisconsin has already developed an agreement with the village of Walworth that would limit what areas of land the village could annex from the town of Walworth; this border runs along the railroad track and goes by school district lines.  A main objective in Walworth Town officials’ minds is to prevent the neighboring villages from having a vote in large scale developments with the intent of controlled growth in the area; thus the town of Walworth is looking for a sort of ‘good faith’ bond with the village of Walworth and other surrounding towns.

September 27th, 2008 Bob Webster Posted in Lake Geneva WI community news, Lake Geneva Wisconsin Real estate No Comments »

The Lake Geneva Plan Commission is taking their job to develop a Smart Growth Plan seriously as they pursue input from residents and homeowners of the area.  The Smart Growth plan will be developed over a 12-month period which will meet state and city legislation requirements as well as allow them to have public input in the early stages.  Included in the current five proposed events that will encourage public participation are community vision workshops, an open house involving exhibits and maps, a draft pla211n open house for feedback, a community survey (which is scheduled to go out in October), and a public hearing before the vote on the new plan that will be on the City council level.

The Smart Growth plan will allow Lake Geneva Wisconsin along with the other participating cities of Wisconsin to make informed decisions on the future growth of their city to allow the best economic and real estate conditions possible.

Hidden Creek Subdivision Residents may need Flood Insurance

September 16th, 2008 Bob Webster Posted in Lake Geneva WI community news, Walworth County WI real estate No Comments »

At Lyons Wisconsin’s last town board meeting on September 8th, a possible error in the floodplain maps became a heated topic for discussion.  The Federal Emergency Management Agency (FEMA) had revised the floodplain maps at the start of this year for Lyons Wisconsin, but there may be problems with it.

Floodplains maps show the areas in a town that are most at risk for flood damage in severe weather, thus property owners that fall in these specified areas of the town would need to carry flood insurance; this was a source of concern for members of the Hidden Creek subdivision in particular as they were not on the maps last year and appeared this year.  Although the proper insurance on private properties is the responsibility of the property owners there were also reports of the floodplain map having not resulted from a detailed study.   According to Lake Geneva Regional News, FEMA had admitted to not doing the detail usually required for these maps, and they have not yet given the elevations for properties that would be under the floodplain definition.

September 11th, 2008 Bob Webster Posted in Lake Geneva WI community news No Comments »

Here is a short video clip from CNBC with a very interesting perspective on what is really going on in the national real estate market.  It’s too bad we don’t hear more of this kind of news from the main stream media.  We’re very fortunate in the Lake Geneva Area to be doing much better in terms of sales and price stability when compared to many other markets across the country.  I hope you find it beneficial in seeing the big picture, and will agree that maybe things aren’t so bad after all.  To learn about the local real estate market conditions in the Lake Geneva area, call Bob Webster at 262-348-3233 or Email him at Bob@LakeGenevaProperty.com.  His website is www.LakeGenevaProperty.com.

The much anticipated $604,000 Main Street bridge project in Lake Geneva Wisconsin is now underway. Although there are expected inconveniences and traffic delays in the process of the building of the bridge, they are not as bad as officials initially suspected. Residents and commuters will find that the roads will not be completely closed for through traffic, but will be half closed for about three months.

The project underway will involve the demolition of the current Main Street Bridge and a reworking of the intersection where Mill Street meets Highway 50 and a new culvert as well as a new north abutment will also be constructed during this time.

For more on how to most effectively commute through these areas of construction visit lakegenevanews.net.

Lake Como Boat Racing Event this Saturday

July 24th, 2008 Bob Webster Posted in Lake Geneva WI community news No Comments »

Among the great family activities to do in Walworth County this summer the creatively undertaken Lake Como Yacht Club’s fifth annual cardboard boat race is on the top of the list. The event will take place this Saturday the 26th of July and be held in front of Freddie’s. The unique quality of this race involves participants designing and constructing boats made entirely out of cardboard, duct tape, and water-based paints; participants will race out about 50 feet from shore in their makeshift boats.

Yacht Club members expect to see between 100 and 200 boaters taking part this year at noon to 4 p.m. for this challenging event. Even if you don’t want to participate in the race, coming to Lake Como for the spectacle is more than enough; the creativity of the contestants in designing boats to look like submarines, snowmobiles, bottles, or schooners is part of the fun.

There will be one racing category for adults and another for children and the top racers will receive cash prizes. Come on down this Saturday to Walworth County and experience the excitement of this unique event.
