Ways to Save on Home Heating costs this winter

October 7th, 2008 Bob Webster Posted in Lake Geneva Wisconsin Real estate No Comments »

With the current economic conditions, home heating costs are predicted to be steep if you are using natural gas or oil.  But you don’t have to let the economic predictions rule your wallet; here are some ways you, as a Lake Geneva WI homeowner, can save on your heating bill this winter.

  • Pay attention to your thermostat.  If you are going to be away most of the day, turn it down before leaving the house.  If you don’t have a programmable thermostat that can be programmed, as its name suggests, then look into one as it offers greater control and the ability to manage the heat in your home more responsibly.
  • Fireplaces can be a source of help in heating your homes, but be sure to use a fireplace insert to get the most out of an older fireplace.  An insert will make the fireplace more efficient—and as they come in decorative styles, more eye-catching as well.
  • Weatherize your home by fixing any windows or doors that let in drafts.  You may also want to consider using double-paned windows, especially if you have older windows in your home; these windows help retain heat.
  • Space heaters are also a solution if you spend much of your time in a specific room or when you have guests over.  Because they run on electricity, they will cut down on the cost of oil or gas heating when you have a specific area you’d like to heat more than another for parties and other gatherings throughout the winter.

So, gear up to do a little preparation this year and you will find that it can go a long way towards reducing your Lake Geneva WI home heating bills this winter.

Lake Geneva WI’s Smart Growth Plan Seeks Resident and Homeowner input

September 27th, 2008 Bob Webster Posted in Lake Geneva WI community news, Lake Geneva Wisconsin Real estate No Comments »

The Lake Geneva Plan Commission is taking their job to develop a Smart Growth Plan seriously as they pursue input from residents and homeowners of the area.  The Smart Growth plan will be developed over a 12-month period which will meet state and city legislation requirements as well as allow them to have public input in the early stages.  Included in the current five proposed events that will encourage public participation are community vision workshops, an open house involving exhibits and maps, a draft pla211n open house for feedback, a community survey (which is scheduled to go out in October), and a public hearing before the vote on the new plan that will be on the City council level.

The Smart Growth plan will allow Lake Geneva Wisconsin along with the other participating cities of Wisconsin to make informed decisions on the future growth of their city to allow the best economic and real estate conditions possible.

New Hummel Development Plans must wait for Smart Plan to be Finished

September 20th, 2008 Bob Webster Posted in Growth in Lake Geneva WI, Lake Geneva Wisconsin Real estate No Comments »

The Lake Geneva Wisconsin Plan Commission agreed in their last meeting to hold off considering another plan for the Hummel property developers until after the city’s Smart Growth comprehensive plan is completed.  This Smart Growth plan is required by state statues to be complete by the end of December of 2009 and will need to be adopted by all city officials.

Needless to say, developers of the Hummel property were not pleased to hear this, as they will have to wait another couple of years before any possible development will be made.  Their original plans included a large scale housing development for residential, single-family, multifamily, seniors, and townhouse units at the southeast side of the city near Big Foot Beach State Park.

The city officials do not feel that it is time for a development this large and in that location, and wish to wait until after the Smart Growth Plan is finished.

September 9th, 2008 Bob Webster Posted in Lake Geneva WI community news, Lake Geneva Wisconsin Real estate 1 Comment »

The much anticipated $604,000 Main Street bridge project in Lake Geneva Wisconsin is now underway. Although there are expected inconveniences and traffic delays in the process of the building of the bridge, they are not as bad as officials initially suspected. Residents and commuters will find that the roads will not be completely closed for through traffic, but will be half closed for about three months.

The project underway will involve the demolition of the current Main Street Bridge and a reworking of the intersection where Mill Street meets Highway 50 and a new culvert as well as a new north abutment will also be constructed during this time.

Lyons Wisconsin to Offer Town Garbage Services

August 28th, 2008 Bob Webster Posted in Lake Geneva Wisconsin Real estate No Comments »

The town of Lyons Wisconsin in Walworth County is looking towards offering a town wide garbage hauler to residents if it is approved at November fourth’s vote. The service will only be provided to owners of residential properties and the expense would be assessed on a yearly basis on the real estate tax bills; the charge expected for residents is between $155 to $180 per year, and this would show up on their real estate tax bill. Currently, residents pay the waste removal company of their choice directly for their services, having the town wide garbage pickup would make it more convenient by paying for the year at a lower rate.
