I was out showing property yesterday with a new customer looking for a home around Lake Geneva.  I am often pleasantly surprised how nice total strangers turn out to be, we had a very nice meeting and got along very well.  In the course of spending some time together, they mentioned they had used a feature on my Web Site they said was very helpful to them.  The map above is that feature that allows a potential Buyer to view property for sale in specific subdivisions or associations located around Lake Geneva that offer lake access or lake rights to Lake Geneva.  This also applies to condominium complexes located around the lake as well. It is very easy to use, you just click on the name of the association, Country Club Estates in Fontana for example, and the details of the homes located in that area pop up in a new window.  It’s that easy.

I continue to be pleasantly surprised by the strength and level of interest in the Lake Geneva lakefront real estate market that we’ve observed since Labor Day.  Traditionally, the lakefront market begins to heat up after the beginning of the year and we generally expect the business that is going to come together to happen in the Spring and Summer months.  Unfortunately, I think we will look back at this year as the Summer of ‘09 that never happened, both weather-wise and business-wise.  Our inventory of lakefront homes went up this year to unusually high levels and we have definitely seen some scaling back of asking prices in reaction to the amount of competition created by the higher inventory.  Obviously if you are a Buyer, that’s a good thing.  Even though the number of sales on the lake is down YTD, we have not seen a dramatic decline in prices as many of the Sellers will just choose not to sell, rather than sell for substantially less than the adjusted asking prices.  Which is also a good thing if you are a Buyer, because it tends to give the buying public more confidence that this part of the market is going to weather the storm and just keep plugging along avoiding the unfortunate price gyrations associated with some markets like California and Florida.

Time will tell.  I sense we are currently in the middle of something very interesting going on with the Lake Geneva lakefront market where the consensus of opinion on the part of many well informed Buyers is that now is the time to invest in a quality property on the lake.

Lake Geneva Lakefront

There was some more positive news for the Lake Geneva lakefront market this week, bringing additional hope and optimism that the Fall of 2009 will continue to make up for the lack of sales from the summer.  We’re now 2 for 2 with the last two new lakefront home listings that have come on the market have both obtained an accepted offer within less than a week of being on the market. The latest home is at N1917 Bluff Lane in Linn Township located on the South Shore of the lake.  It is listed at $1,595,000 by an agent from the Keefe Real Estate Lake Geneva office and has 65′ of frontage.  Odds are with a sale that quickly, the price probably came in very close to or over the asking price. 

This is just further evidence that the Lake Geneva lakefront market continues to outperform many other markets and should help convince any potential Buyers who are on the fence that the time to take action and make a purchase is now.  Those who choose to ignore all the naysayers and decide to make a purchase now will surely not look back with any regret for making a move in the Fall of 2009.

Here’s another example of an recent closing of a lakefront home on Lake Geneva that will be considered a very good value I believe, when looked back upon a few months down the road.  The home was located on the North Shore of Lake Geneva with over 140′ of lake frontage and almost 2.5 acres of wooded land.  It was listed by an agent from Keefe Real Estate in the Lake Geneva office at $2,900,000 and closed for $2,500,000.

Here is another example of an exceptional lakefront value that just closed this week on Delavan Lake.  This classic 6 bedroom, 4 bath home at 3441 South Shore Dr. is located on over 2.5 wooded acres and has over 200′ of level lake frontage.  The home was listed at $1,195,000 and just closed for $1,100,000.  That works out to be less than $5,500 per front foot for Delavan Lake frontage, without allocating any value to the home and improvements.  Most people in the know would say that lake frontage on Delavan Lake is much closer to being worth $10,000 per front foot.  So the conclusion here is that there are some great values out there waiting for savvy Buyers who are prepared to disregard the negative messages from the media and step forward and make a positive decision today.  Everyone is going to look back at this sale and say what an incredible purchase this was.
