Panoramic Views of Geneva Lake

I spent the afternoon yesterday showing Lake Geneva lakefront homes and vacant lots. There is a great selection right now of lakefronts on Lake Geneva and that part of the real estate market appears to be having a resurgence of interest and activity on the part of several serious Buyers.  One of the lots I was showing was this vacant building site in a beautiful area known as Loramoor on the south east shore of Lake Geneva.  It is over an acre in size, 110′ of level frontage and some beautiful views of the lake.

We also spent some time with John Engerman of Engerman Contracting who is one the premier builders on Lake Geneva getting some ideas and suggestions from him based on his considerable experience of building and remodeling on the lake.

Water Skiing and a Boat Race on Lake Geneva

I hear a lot of interesting stories from many people being in the real estate business in Lake Geneva, but I have to share a story I heard from someone this week. 

This gentleman said he was in his 60’s and been coming to Lake Geneva since he was a small boy.  He went on to tell me that when he was a kid his uncle had a large very fast boat on Lake Geneva and one day after his uncle had consumed a few “pops” at one of the local watering holes, he bet another man that his boat could beat the other mans boat in a race from Lake Geneva to Fontana.  But part of the bet was that both boats were to have a water skier behind them and if the skier fell into the water, the driver would lose the bet.  And here’s the best part, he claimed the bet was for $10,000.  So this young man of about 10 years of age was sternly told by his uncle to hold on tight and make sure he did not fall down.  They started out from the Rivera boat dock and he proceeded to stay on his skis all the way to Fontana, which is about 9 miles, and his uncle won the bet. 

I’m not sure if it’s true but it ranks right up there with some of the most interesting Lake Geneva stories I’ve ever heard.

Have you ever driven past a real estate sign in front of a home for sale and noticed a brochure box attached to the sign?  The idea is to make it easy to get the details of the property into the hands of the consumer so they can determine if the property meets their needs.  More often than not I see empty boxes and wonder what the consumer and the Seller thinks of the agent and have to assume it is not positive.  If it’s raining or worse yet winter time with a 3 foot snow drift the customer has to climb over to get the brochure that’s probably not convenient.

I’ve been using a new technology for the last few months on many of my listings called Text My MLS.   It basically allows the consumer with a cell phone to send a text message from the convenience of their car using an MLS ID number for the property taken from a rider on the sign.  They get an immediate text message back with the details of the property with several photos, right to their cell phone.  No more having to get out of the car, no printing of brochures and never any empty brochure boxes.  If the property is of interest they can can place a call to me to discuss making an appointment to see the home.  If they get home and can’t remember the address of the property all they have to do is check the text message they recieved on their phone and the address and contact informtion for me is right there.

Statistics For March Show Increase In Sales By First Time Buyers

Lake Geneva Real Estate Activity for Spring of 2009

It seems like no matter where you turn today, everyone is talking about real estate.  Some of the news is negative when certain markets like Florida and California are being talked about.  The real question on everyone’s mind, whether they are considering buying or selling, is what’s happening here in our area?  There was a situation I heard about last week where a home on the market in Fontana that was listed shortly after the beginning of this year in the mid $800 price range had three offers going on it all at the same time with one of the offers eventually coming together.  This is a somewhat rare occurrence in our market, having three offers at once, but those of us in the real estate business who find ourselves trying to explain to the buying public how things are different here, as opposed to what’s happening in some of the other troubled markets can point to this as a great example of how we are in fact different.  We’ve had a couple of nice weekends with mild temperatures and that always tends to bring the prospective Buyers out looking again.  I think there are plenty of positive signs out there that we’ll begin to see other activity and sales taking place in the Lake Geneva Real Estate market as the weather continues to improve and we move into the Spring.

This is normally a very warm and inviting view of Geneva Lake from the Williams Bay village park.  This was the scene yesterday with open water in the Bay and sub zero temperatures causing the excessive steam to rise from the lake.  It was actually very pretty with the bright blue sky and the sun shining through.  Not much activity on the swings.
