I recently returned from Wisconsin Dells where our annual state convention was held.  It was two days of classes and seminars directed toward creative marketing ideas and ways to use new technology in the real estate business.  I always enjoy the opportunity to improve my skills and hear of new ways to do my job better.  It’s great to rub elbows with some of the brightest and most talented agents from other parts of the state and share ideas on ways to better serve my Buyers and Sellers.  One of the dominate themes this year was the continuing development of technology, specifically the use of video.  There’s a long way to go but we’re getting closer to the point of being able to utilize impressive video in our everyday marketing.  Another theme was the importance of properly pricing new listings coming on the market today.  With the listing inventory increasing daily, it is more important than ever to be sure that the asking price is not only competitive with the competition, but it needs to stand out and be better in order to get a Buyers attention.  I always come back fired up and feeling good about being in the real estate business in the beautiful Geneva Lakes Area of southeastern Wisconsin .  I was reminded that the three things that all families will always need, no matter what is going on in an up or down economy is food, clothing and shelter.  There will always be a need for dedicated, hard working real estate professionals and I’m proud to be a member of that group.

A Summer Full of Walworth County Wisconsin Events

Walworth County Wisconsin’s summer events have begun, bringing in a full summer and fall of great family activities. For starters, the highly anticipated Aurora Health Care Championship organized by the Geneva National Golf Club will take place this weekend from May 30 to June 1. You will also be able to sample various genres of music this summer in Lake Geneva with Jazz in the Park on June 2, the Annual Harley Fest from June 7-10, and Jack Johnson performing at Alpine Valley Music Theater on June 21.

The Possibility of Expanding Linn Wisconsin’s Pier boat launch, excites property owners to action

though not a formal public announcement, the issue has still stirred up strong opposition

Rumors have been circulating in Linn Township, Wisconsin
concerning a possible expansion of the Linn Pier boat launch facilities, causing many residents and visitors to be somewhat upset. Although nothing was stated to the public, the president of a property owners association of a nearby subdivision read a letter in the May 12th Board meeting that was clearly in opposition to the idea. 

It was confirmed that the issue was apparently brought up during a closed session meeting in April, but without a public notice it really isn’t in the range of current action. The public seems to oppose the idea due to fears that expansion will cause traffic and safety issues near the pier’s parking area, and how it might impact the residential area around it.

Lake Geneva Wisconsin Road Extension Project Moves Ahead

the extension of Edwards Boulevard to Sheridan Springs Road plans are underway

Engineering firm Crispell-Snyder will now go ahead and prepare plans for the approved extension of Edwards Boulevard to Sheridan Springs Road in Lake Geneva Wisconsin. According to City Administrator Dennis Jordan’s numbers, the project which will include the road construction, concrete bridge, and the other expenses associated with the work will be approximately 2.9 million. At an April meeting, the City Council approved a traffic impact study that will provide information to Crispell-Snyder regarding the road connection and geotechnical services that would relate to the project; the city will offer $74,000 to the engineering firm for these consulting services.

Williams Bay Wisconsin Looks to a Future Water Plant

With inevitable updates needed, Williams Bay WI are looking ahead at new technology and a new water plant

Williams Bay Wisconsin needs to prepare for the future, by setting their sights on a new water plant for the village.  Village Engineer, Doug Snyder, began thoughts in this direction when he brought up the topic during an April Committee of the Whole meeting.  His first move, as approved by the Village board, is to conduct a water study for Williams Bay; the study will determine how well the current water plant is doing and what will be needed in the future.  

Although there have not been any problems with the existing water plant, Snyder wants Williams Bay to be prepared to build a new plant with new technology in the future before the old one is damaged or stops working properly; the village will also need to work the new plant into a master plan and address some legal issues before it would be built and thus, planning in advance will help ease the process.

Fontana Wisconsin Lakefront Property Owners Disapprove Proposed Ordinance Changes

Lakefront Property owners were not happy with what the proposed zoning ordinance for their property

Concerns began for lakefront property owners last year when the idea of placing a second layer of homes by the lakefront was proposed. Since then the Fontana Wisconsin Village Board has appointed their staff to come up with a separate zoning ordinance for lakefront properties. However, the suggested changes, when brought to the public eye last week, were not favorable to lakefront property owners. The restrictions on caretaker homes and a new definition of how lot areas were to be measured did not seem to be in favor with those at the public hearing.

Due to the property owners’ reactions at Fontana’s Village Board meeting, the village’s staff will be looking over the changes again to see if they can come up with something more agreeable to those with primary interests.
