Is Good Photography Important Today for Marketing Lake Geneva Real Estate

Good photography is probably more important today in properly marketing real estate than it has ever been in the past. In the “good old days”, we used to consider the first showing when Buyer’s first physically visited the property. Today that first showing takes place online and “if” the photography is good enough to encourage the potential Buyers, the physical showing will occur as a result of the Buyer being interested, based on what they observed online.

There is a website called Bad MLS photos at www.BadMLSPhotos.com. Although many of the photos are humorous, it is also sad to see what some real estate agents will use in trying to market their properties online. If the Sellers had any idea how bad the photos were, they would be mortified. Below is a photo my assistant found online of a bathroom of a property for sale by one of my competitors. The photo below that is one that I took of a lakefront listing on Delavan Lake.

Lake Geneva Lake Front Real Estate Market Update

The Lake Geneva lake front market is currently comprised of approximately 53 Lake Geneva lakefront homes on the market at this time and there has been seven Lake Geneva lakefront closings so far this year, six homes and one vacant lot. Three sales were under two million and four were between two and three million with the highest sale price so far this year of $2,750,000. There are 3 homes currently under contract, one just under three million and two over three million.

Desirable Lake Geneva Real Estate Lake Rights Association – Cedar Point Park Subdivision in Williams Bay

Here is the view of one of the eight association lake access areas offering lake rights to Lake Geneva to the owner members of the Cedar Point Park subdivision in Williams Bay. Cedar Point is somewhat unique in having this large number of options for getting to and being able to use and enjoy the lake, as the majority of other associations typically only have a single spot on the lake. In the case of Cedar Point there are a number of piers, large parkways and sand swimming areas conveniently available in most cases just a short walk away.

Is Radon An Issue With Lake Geneva Real Estate?

Radon is a radioactive gas that is a result of the natural breakdown of uranium in the soil. This gas is considered a carcinogen and the leading cause of lung cancer in non-smokers. It leads to an estimated 20,000 deaths in the United States per year.

I often have Buyers ask if they should have the home or condominium they are purchasing tested for Radon. Generally my answer is that it is probably a good idea. A few years ago, it was not a common contingency in a typical offer to purchase but today it is. Frequently when the home or condominium is tested and the results come in over the accetped EPA level of 4.0 pCi/L (pico-curies per liter of air) and the customer is purchasing the property as a second home, they are motivated to also have their primary home tested as well.

The good news is that if the property does end up having a higher than acceptable level of radon, the solution is relatively easy and normally not expensive. It involves placing a pipe into the basement floor and venting this gas out of the home or condominium before it is able to penetrate the inside living area. The key is to work with an experienced company familiar with how to do the job right and I have found Radon Remedy to be one of the best.

Real Estate Closing in Country Club Estates

I closed on a home in Country Club Estates last week that was a Fannie Mae bank foreclosure. A bank foreclosure can be a good way to find a good value, provided you are willing to put up with some rather unusual requirements and can keep your sense of humor throughout the process. I believe at the end of the day my customers feel like the extra effort and hassles were worth it in that they were able to purchase the home at an attractive price, well below what the real market value of the home probably is. The home closed for $204,900. It is assessed at $336,800 and the last time it sold in 2004, it closed for $273,000. So you make up your own mind.
