The recent Geneva Lake Environmental Agency study has been beneficial for Williams Bay’s officials to plan for the future.  The study revealed that Williams Bay had a lower isotope count in their water than some neighboring communities and thus indicated that the water is very high quality.  Another significant finding was that the lake’s recharge area is much larger than the lake’s surface watershed region, making surrounding residents more aware of just how large the area is where water seeps through the soil and goes back into the lake’s groundwater supply.  These findings will have some bearings on future growth in the area.  Officials hope to retain Geneva Lake’s natural beauty which continues to attract homebuyers and visitors to the region.

I had to look at the article twice, but the USA Today web site has an article about real estate today, and for a change the news is not all bad!  They had to title it “Some parts of U.S. escape housing mess”, but it basically says what many in the real estate business have been saying for a long time and that is all markets are not the same, and not all areas are experiencing high numbers of home foreclosures, as the media would lead you to believe.  Check out the article.

If the rumors are true, there is a fair amount of good news this week for the Lake Geneva lake front real estate market.  A home on the South Shore of Lake Geneva listed for over $3,000,000 and on the market for about a month is reportedly under contract and another home listed in the last week in Fontana for just under the $3,000,000 range has an accepted offer on it as well.  There was also a closing last week on a lake front home in the Elgin Club on the North Shore that closed at $1,900,000.  That brings the total closings so far this year to 17 for lake front and park front homes on Lake Geneva.  The volume for those 17 sales was just over $43,000,000 with the lowest price at $1,475,000 for a park front home in the Birches subdivision in Linn Township and the highest sale price of $4,050,000 for a home in the Black Point Estates subdivision, also located in Linn Township.

Beautiful Lakefront Lake Geneva WI home for sale

New studies of Geneva Lake WI have revealed what many resident’s already believed about the lake—that is truly is a ‘gem,’ as reported at Lake Geneva Regional News online.  New information about this beautiful lake was discovered through a recent Wisconsin Geological and Natural History Survey which studied the groundwater flow model.  Over the span of a few months, the project, which was led by Madeline Gotkowitz, revealed that inflow and outflow of water conveyed to and from Geneva Lake has not really changed much since pre-development times; thus the municipal well pumping is not significantly affecting the lake and is not negatively impacting the streams and tributaries either.

Many stakeholders were amazed to find out that the size of the groundwater recharge area (this is defined as “the area in which water that seeps through the soil goes back into the lake’s groundwater supply area”).  The groundwater recharge area of the lake actually extends south of Walworth almost to the state line, goes west of Walworth and Fontana into the Township of Walworth and reaches not far from the southwest area of another lake (i.e. Delavan Lake); but on the northeast part of Geneva Lake, the recharge region is less than the surface watershed.  All this new information leads Gotkowitz to explain that it isn’t likely that they’d see problems with the water quality, though they will still need to keep an eye out for surface water runoff as usual.

This study was conducted in order to discover the potential effects of future development on the lake and groundwater, the effects of groundwater pumping use on the local springs, wetland areas, streams, and Geneva Lake.  For more information on the purpose and results of the study visit Lake Geneva Regional News online.
