Lake Geneva Real Estate Statistic on Listing Inventory

Most active Lake Geneva real estate agents want to keep up on their local market and have a ritual they try to go through, usually on a daily basis, which is checking on the Multiple Listing Service Hot Sheet, for details on the most recent new listings that have come on the market. The Hot Sheet also has details on listings with any price adjustments, pending sales, closings and listings which have expired and come off the market.

On a normal day, it’s not unusual for anywhere from 5 to 10 listings to expire off the market in Walworth County. Sometimes the properties are only off for a day or two, sometimes the property is completely taken off the market and sometimes the listing is switched over to a different company. In our market, it is not unusual for some Sellers to take their property “off the market” for a rest over the Holidays. In some cases that’s the time period from Thanksgiving to Christmas and in others it’s at the end of the year, with the property coming back on the market at some point in the beginning of the New Year.

I was surprised this morning to see 353 listings had expired yesterday, Saturday December 31st. Now in fairness, I know that many of those will be back on the market within the next few days simply because the paperwork did not get returned in time. But it will be interesting to see just how many do remain off the market. One of the keys to the real estate market improving is to have the amount of inventory reduced, and the best way for that to happen is obviously with property selling. But a healthy balance between the number of properties available for sale and the number of potential Buyers in the market is critical and the closer we can get to that balance, the better it is for all Sellers.

Lake Geneva Real Estate Lake Access – Club Unique Association

I was surprised driving on South Shore Drive in Fontana last week to see another home being razed, this time in the Club Unique property owners association located on the shore of Lake Geneva. This is another example we find rather frequently these days where existing home owners are choosing to remodel or in this case completely remove the present home and rebuild a brand new home. In many cases this is being done because the owners recognize the value of being located in some of the higher quality, desirable and sought after associations, like Club Unique. Often the families have developed close ties and friendships with their neighbors and don’t want to sever those relationships. In some cases, owners have waited considerable amounts of time on a waiting list for a boat mooring and it will go back to the association if they move and then might have to go onto a new waiting list for a boat mooring, depending on where they would go. Properties located in lake access associations that offer transferable boat slips and buoys are generally priced higher and are more expensive than those associations with only moorings offered on a waiting list. There are a number of lake access associations located around the lake in Fontana, Williams Bay, Lake Geneva and Linn Townships.
